The Project includes refurbishment of an existing single-storey, brick and block work building with a timber roof construction clad with concrete tiles. The building has three main entry points and a central courtyard. Works will include the strip and demolition of the internal fabric of the building complete with new steelwork as required. The new works include but are not limited to internal stud walls, new blockwork and sliding partitions to provide the required openings and accommodation. New WCs, shower, tea points and a laundry room will be provided with new connections to existing below ground drainage. The existing boiler will be retained, but new electrics will be renewed throughout. Upgrade hard landscaping to the existing car park and the perimeter of the building to improve access. New boundary fencing to Barston Road, with gates to the car park to improve site security. Electrical car charging points will be provided in the existing car park. The M&E will be Contractor Design.
